HOUSING UNITS

II.        Dwelling Configurations:
The following are descriptions of the various plans that are available to you, here at the
Homestead.
A.        Dwelling Space Specifications:
Each floor-level dwelling space unit utilizes an 8’ wide by 20’ deep by 10’ ceiling height
cargo container. This configuration is further sub-divided into many different container
and floor plan configurations.
1.        Slate Housing Unit:
a.        The Slate Unit uses one (1) 8’ x 20’ x 9.5’ cargo container, and will provide sleeping
quarters for 4 individuals, as well as a small fenced in exterior yard
b.        Accommodations include four (4) wall-mounted, retractable, twin-size bunk beds, 2
dresser drawers, and 18” of hanging closet space per bunk. Each space has a wall-mounted
light fixture at the head of each bunk.
c.        Living Areas: This unit has a small sitting area in front of the sleeping quarters.
d.        Slate Standard Trim Package:
i.        Electrical: Pre-Wired w/ seven (7) double electrical outlets, seven (7) lighting
fixtures, two (2) wall switches, and one (1) pull-chain lighting fixture;
ii.        Water: No Water Plumbing;
iii.        Sewage: No Sewage Plumbing;
iv.        Wall: Metal Walls sealed and primer paint–1” x 2” wood furring strips affixed to
walls;
v.        Insulation: ¾” Foam-Core Insulation on walls and ceiling;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips covered with padding and carpet;
vii.        Ceiling: Finished w/ Melamine sheets over 1’ x 2” furring strips and ¾” foam-core  
insulation;
viii.        Interior Partitions: Finished as applicable;
2.        Amber Housing Unit:
a.        The Amber Unit consists of two (2) stacked 8’ x 20’ x 9.5’ cargo containers. The top
container has been extended to 24’ in length. This unit is designed to accommodate six to
eight (6 – 8) individuals, in a dorm style environment. Access to the 2nd level is via a
ladder located on the 1st level.
b.        Accommodations include (6 – 8) wall-mounted, retractable, twin-size bunk beds, 2
dresser drawers, and 18” of hanging closet space per bunk. Each space has a wall-mounted
light fixture at the head of each bunk.
c.        Living Areas: The floor level has a small sitting area by the front door.
d.        Amber Standard Trim Package:
i.        Electrical: Pre-Wired w/ ten (10) double electrical outlets, sixteen (16) lighting
fixtures, five (5) wall switches, and three (3) pull-chain fixtures. This includes one (1)
lamp location per bunk bed. Upstairs rest room has toilette, sink, vanity lighting, and
overhead fan w/ wall switch;
ii.        Water: Plumbed for water to rest room on second floor;
iii.        Sewage: Plumbed for restroom sink and toilette to drain into sewer line running
between the second story units;
iv.        Wall: Metal Walls sealed and primer paint–1” x 2” wood furring strips affixed to
walls;
v.        Insulation: ¾” Foam-Core Insulation on walls and ceiling;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips covered w/ padding and carpet;
vii.        Ceiling: Finished w/ Melamine sheets over 1’ x 2” furring strips and ¾” foam-core
insulation;
viii.        Interior Partitions: Finished w/ drywall and paint.
3.        Limestone Housing Unit:
a.        The Limestone Unit consists of one (1) 8’ x 20’ x 9.5’ cargo container. This unit is
designed to accommodate a maximum of two (2) individuals, in an economical one bedroom
environment. The plan includes a small sitting area in the front, and a fenced yard in the
rear of the unit w/ a GFI outlet and exterior light fixture.
b.        Accommodations include one (1) wall-mounted, double-sized bed platform and a
spacious 6’ of hanging closet space.
c.        Living Areas: Space has a small sitting area by front door.
d.        Limestone Standard Trim Package:
i.        Electrical: Pre-Wired w/ five (5) double electrical outlets, four (4) lighting fixture
locations, two (2) wall switches, and one (1) pull-chain lighting-fixture.
ii.        Water: No plumbing needed;
iii.        Sewage: No sewage plumbing needed;
iv.        Wall: Metal Walls sealed and primer paint, no wood furring strips or other wall
covering;
v.        Insulation: No insulation;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips;
vii.        Ceiling: No ceiling finish;
viii.        Interior Partitions: No interior partitions
4.        River Rock Housing Unit:
a.        The River Rock Unit consists of two (2) stacked 8’ x 20’ x 9.5’ cargo containers. This
unit is designed to accommodate a maximum of two (2) individuals, in a mid-range one
bedroom environment. The first level floor plan includes a separate living room, a
kitchenette w/ breakfast bar, and a fenced yard in the rear of the unit w/ a GFI outlet and
exterior light fixture. The second level floor plan includes a half-bath, and one bedroom.
Access to the 2nd level is via a ladder located on the 1st floor.
b.        Accommodations include one (1) wall-mounted, full-size bed platform, a spacious 5’
of hanging closet space, and a lockable 3’ x 4’ storage space. There are two windows in the
unit, one facing the outside yard, and one by the front door.
c.        Living Areas: This has a medium sitting area in front of the unit by the door.
d.        River Rock Standard Trim Package:
i.        Electrical: Pre-Wired w/ nine (9) double electrical outlets, nine (9) lighting fixture
locations, six (6) wall switches, and two (2) pull-chain lighting-fixtures.
ii.        Water: Water is plumbed to the half-bath on second floor and to the kitchenette
sink on first floor;
iii.        Sewage: Drain and sewage is plumbed to the second floor half bath and the first
floor kitchenette sink w/ garbage disposal;
iv.        Wall: Metal Walls sealed and primer paint, no wood furring strips or other wall
covering;
v.        Insulation: No insulation;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips;
vii.        Ceiling: No ceiling finish;
viii.        Interior Partitions: Interior partitions of a 2” x 4” construction unfinished, w/
occupants responsible for trim-out;
5.        Sandstone Housing Unit:
a.        The Sandstone Unit consists of two (2) stacked 8’ x 20’ x 9.5’ cargo containers. This
unit is designed to accommodate a maximum of three (3) adults, or two (2) adults and two
(2) children in an economical two bedroom environment. The first level floor plan includes
a small sitting area, a small half-bath, a kitchenette w/ breakfast bar, and a fenced yard in
the rear of the unit w/ a GFI outlet and exterior light fixture. The second level floor plan
includes the master bedroom and a small bedroom. Access to the 2nd level is via a ladder
located on the 1st floor.
b.        Accommodations include one (1) wall-mounted, full-size bed platform w/ a spacious
4.5’ of hanging closet space, and either a one (1) wall-mounted twin bed platform, or one
(1) wall-mounted, retractable twin bunk bed set platform. There are three (3) windows in
the unit, first level has one facing the outside yard, and one by the front door, and the
second level has one in the master bedroom.
c.        Living Areas: This has a medium sitting area in front of the unit by the door.
d.        Sandstone Standard Trim Package:
i.        Electrical: Pre-Wired w/ nine (9) double electrical outlets, nine (9) lighting fixture
locations, seven (7) wall switches, and two (2) pull-chain lighting-fixtures.
ii.        Water: Water is plumbed to the half-bath on first floor and to the kitchenette sink
on first floor;
iii.        Sewage: Drain and sewage is plumbed to the first floor half bath and the first floor
kitchenette sink w/ garbage disposal;
iv.        Wall: Metal Walls sealed and primer paint, no wood furring strips or other wall
covering;
v.        Insulation: No insulation;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips;
vii.        Ceiling: No ceiling finish;
viii.        Interior Partitions: Interior partitions of a 2” x 4” construction unfinished, w/
occupants responsible for trim-out;
6.        Red Rock Floor Plan:
a.        The Red Rock Unit consists of two (2) side-by-side 8’ x 20’ x 9.5’ cargo containers
on the first level. This unit is designed to accommodate a maximum of three (3) adults, or
two (2) adults and two (2) children in a mid-range two bedroom environment. The first
level floor plan includes a small sitting area, a small half-bath, a kitchenette, and a fenced
yard in the rear of the unit w/ a GFI outlet and exterior light fixture. This plan includes a
master bedroom and a small bedroom.
b.        Accommodations include one (1) wall-mounted, full-size bed platform with a
spacious 5’ of hanging closet space, and either a one (1) wall-mounted twin bed platform,
or one (1) wall-mounted, retractable twin bunk bed set platform, with a large 5” of
hanging closet space. There are four (4) windows in the unit, the living area has one facing
the outside yard, and one by the front door, and each bedroom has a window.
c.        Living Areas: This has a small sitting area in front of the unit by the door.
d.        Red Rock Standard Trim Package:
i.        Electrical: Pre-Wired w/ eight (8) double electrical outlets, nine (9) lighting
fixture locations, seven (7) wall switches, and two (2) pull-chain lighting-fixtures.
ii.        Water: Water is plumbed to the half-bath and to the kitchenette sink on first floor;
iii.        Sewage: Drain and sewage is plumbed to the first floor half bath and the first floor
sink w/ garbage disposal in the kitchenette;
iv.        Wall: Metal Walls sealed and primer paint, no wood furring strips or other wall
covering;
v.        Insulation: No insulation;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips;
vii.        Ceiling: No ceiling finish;
viii.        Interior Partitions: Interior partitions of a 2” x 4” construction unfinished, w/
occupants responsible for trim-out;
7.        Feldspar Housing Unit:
a.        The Feldspar Unit consists of three (3) 8’ x 20’ x 9.5’ cargo containers, one (1) on
the first level, and two (2) contiguous containers on the second level. This three bedroom
unit is designed to accommodate a variety of family living arrangements comfortably. The
first level floor plan includes a small sitting area, a dining area, a kitchenette, and a fenced
yard in the rear of the unit w/ a GFI outlet and exterior light fixture. The second floor plan
contains the three bedrooms, a large half-bath, and a family room area. Access to the 2nd
floor is via a spiral staircase located on the 1st floor.
b.        Accommodations: The Master Bedroom includes one (1) wall-mounted, full-size bed
platform w/ a spacious 5’ of hanging closet space. Bedroom #2 allows for an additional full-
sized bed platform, or (two wall-mounted twin beds) or (two wall-mounted, retractable
twin bunk beds) w/ a spacious 5’ hanging closet. Bedroom #3 includes one wall-mounted
twin bed platform or one wall-mounted, retractable twin bunk bed set w/ a large 4.5’
hanging closet. There are four (4) windows in the unit, the living area has one facing the
rear outside yard, and one by the front door, and the Master Bedroom, and Bedroom #2 each
have a window. 2nd level has a linen closet next to the spiral staircase landing.
c.        Living Areas: This has a small sitting area in front of the unit by the door.
d.        Feldspar Standard Trim Package:
i.        Electrical: Pre-Wired w/ eleven (11) double electrical outlets, fifteen (15) lighting
fixture locations, eight (8) wall switches, and three (3) pull-chain lighting-fixtures.
ii.        Water: Water is plumbed to the second floor half-bath and to the kitchenette sink
on first floor;
iii.        Sewage: Drain and sewage is plumbed to the second floor half-bath and the first
floor kitchenette sink w/ garbage disposal;
iv.        Wall: Metal Walls sealed and primer paint, no wood furring strips or other wall
covering;
v.        Insulation: No insulation;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips;
vii.        Ceiling: No ceiling finish;
viii.        Interior Partitions: Interior partitions of a 2” x 4” construction unfinished, w/
occupants responsible for trim-out;
8.        Marble Floor Plan:
a.        The Marble Unit consists of four (4) 8’ x 20’ x 9.5’ cargo containers, two (2)
contiguous containers on the first level, and two (2) contiguous containers on the second
level. This three bedroom unit is designed to accommodate a variety of family living
arrangements comfortably. The first level floor plan includes a living room, a separate
sitting area, a dining room, a kitchen area, and a fenced yard in the rear of the unit w/ a
GFI outlet and exterior light fixture. The second floor plan contains three spacious
bedrooms, a large half-bath, a central linen closet, and a large storage closet. This model
provides for a spiral staircase to access the 2nd level
b.        Accommodations: The Master Bedroom includes one (1) wall-mounted, full-size bed
platform w/ a spacious 5’ x 4’ closet space. Bedroom #2 allows one twin-sized bed
platform, or up to two (2) wall-mounted, retractable twin beds w/ a large 5’ hanging
closet. Bedroom #3 includes one wall-mounted full-size bed platform, or one wall-mounted
twin-bed platform, or a retractable twin bunk bed set w/ a large 6’ hanging closet. There
are six (6) windows in the unit, the living area has one facing the rear outside yard, and
one by the front door, the dining area also has a window that faces front and one facing the
rear, and the Master Bedroom, and Bedroom 3 each have a window. There is a pass-through
window between the kitchen and the living room. Access to the 2nd level is via a spiral
staircase.
c.        Living Areas: This unit has a small parlor-style sitting area in front of the dining
area, and a full living room by the front door.
d.        Marble Standard Trim Package:
i.        Electrical: Pre-Wired w/ twelve (12) double electrical outlets, fourteen (14)
lighting fixture locations, ten (10) wall switches, and four (4) pull-chain lighting-
fixtures.
ii.        Water: Water is plumbed to the second floor half-bath and to the kitchen sink on
first floor;
iii.        Sewage: Drain and sewage is plumbed to the second floor half-bath and the first
floor kitchenette sink w/ garbage disposal;
iv.        Wall: Metal Walls sealed and primer paint, no wood furring strips or other wall
covering;
v.        Insulation: No insulation;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips;
vii.        Ceiling: No ceiling finish;
viii.        Interior Partitions: Interior partitions of a 2” x 4” construction unfinished, w/

9.        Topaz Floor Plan:
a.        The Topaz Unit consists of four (4) 8’ x 20’ x 9.5’ cargo containers, two (2)
contiguous containers on the first level, and two (2) contiguous containers on the second
level. This four bedroom plus den unit is designed to accommodate a variety of family living
arrangements comfortably. The first level floor plan includes a living room, a den / office, a
dining area, a kitchen, a hall coat closet, and a fenced yard in the rear of the unit w/ a GFI
outlet and exterior light fixture. The second floor plan contains three well-appointed
bedrooms, one spacious master bedroom with a private half-bath, a large family half-bath, a
central linen closet, and a large storage closet. This model provides for a spiral staircase to
access the 2nd level
b.        Accommodations: The Master Bedroom includes one (1) wall-mounted, full-size bed
platform w/ a spacious 4’ closet space and a private half-bath. Bedroom #2 allows one
twin-sized bed platform, or up to two (2) wall-mounted, retractable twin beds w/ a 3’
hanging closet. Bedroom #3 includes one wall-mounted full-size bed platform, or one wall-
mounted twin-bed platform, or a retractable twin bunk bed set w/ a 3’ hanging closet.
Bedroom #4 includes one twin-sized bed platform with a large 6’ hanging closet. There are
six (6) windows in the unit, the kitchen has one facing the rear outside yard, and one in the
living room, the dining area also has a window that faces the rear yard, the front entry also
has a front-facing window, and Bedroom #2, and Bedroom 3 each have a window.
c.        Living Areas: This unit has a full living room by the front door.
d.        Topaz Standard Trim Package:
i.        Electrical: Pre-Wired w/ twenty-two (22) double electrical outlets, twenty (20)
lighting fixture locations, fourteen (14) wall switches, and six (6) pull-chain lighting-
fixtures.
ii.        Water: Water is plumbed to both the second floor half-baths and to the kitchen sink
on first floor;
iii.        Sewage: Drain and sewage is plumbed to both the second floor half-baths and the
first floor kitchen sink w/ garbage disposal;
iv.        Wall: Metal Walls sealed and primer paint, no wood furring strips or other wall
covering;
v.        Insulation: No insulation;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips;
vii.        Ceiling: No ceiling finish;
viii.        Interior Partitions: Interior partitions of a 2” x 4” construction unfinished, w/
occupants responsible for trim-out;
10.        Emerald Housing Unit:
a.        The Emerald Unit consists of four (4) 8’ x 20’ x 9.5’ cargo containers, One (1)
container on the first level, and Three (3) contiguous containers on the second level. This
three bedroom unit is designed to accommodate a variety of family living arrangements
comfortably. The first level floor plan is left un-designed to allow flexibility in
accommodating a multitude of lifestyle needs, and includes a fenced yard in the rear of the
unit w/ a GFI outlet and exterior light fixture. The second floor plan includes a separate
sitting area, a dining room, a kitchenette, three spacious bedrooms, a large half-bath, and a
central linen closet. Access to the 2nd level is via a spiral staircase.
b.        Accommodations: The Master Bedroom includes one (1) wall-mounted, full-size bed
platform w/ a spacious 5’ x 3.5’ closet space. Bedroom #2 allows for one twin-size bunk bed
platform, or up to two (2) wall-mounted, retractable twin bunk beds w/ a medium 4.5’
hanging closet. Bedroom #3 includes one wall-mounted full-size or twin-size bed platform
or one wall-mounted, retractable twin bunk bed set w/ an adequate 5’ hanging closet.
In addition, the 2nd floor contains a central dining area, a full kitchen, and family room.
The 1st floor is undeveloped to allow flexibility to accommodate the family’s space planning
requirements.
There are three (3) windows upstairs; the master bedroom, bedroom #2, and the kitchen.
Downstairs there are tow (2) windows, one by the front door, and one by the back door
overseeing the outside fenced yard.
c.        Living Area: This unit has a full living room on  the 2nd level. The 1st level is
undeveloped.
d.        Emerald Standard Trim Package:
i.        Electrical: Pre-Wired w/ fourteen (14) double electrical outlets, fifteen (15)
lighting fixture locations, eleven (11) wall switches, and three (3) pull-chain lighting-
fixtures.
ii.        Water: Water is plumbed to the half-bath and the kitchen sink on second floor. The
first floor plumbing will be determined upon purchase and its configuration will be
determined by the buyer;
iii.        Sewage: Drain and sewage is plumbed to the half-bath and the kitchen sink w/
garbage disposal on second floor; The first floor plumbing will be determined upon
purchase and its configuration will be determined by the buyer;
iv.        Wall: Metal Walls sealed and primer paint, no wood furring strips or other wall
covering;
v.        Insulation: No insulation;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips;
vii.        Ceiling: No ceiling finish;
viii.        Interior Partitions: Interior partitions of a 2” x 4” construction unfinished, w/
occupants responsible for trim-out;
11.        Sapphire Housing Unit:
a.        The Sapphire Unit consists of five (5) 8’ x 20’ x 9.5’ cargo containers, two (2)
contiguous containers on the first level, and three (3) contiguous containers on the second
level. This three bedroom plus two half baths unit is designed to accommodate a variety of
family living arrangements comfortably. The first level floor plan includes a living room, a
half-bath, a dining room, a kitchen, a hall coat closet, and a fenced yard in the rear of the
unit w/ a GFI outlet and exterior light fixture. The second floor plan contains three well-
appointed bedrooms, one half-bath, a family room, one large storage closet, and a linen
closet. This model provides for a spiral staircase to access the 2nd level
b.        Accommodations: The Master Bedroom includes one (1) wall-mounted, full-size bed
platform w/ a spacious 6’ x 3’ closet space and a 5’ window to overlooking the rear outside
yard. Bedroom #2 allows one twin-sized bed platform, or up to two (2) wall-mounted,
retractable twin beds w/ a 3.5’ hanging closet with a 4’ window overlooking the rear
outside yard. Bedroom #3 includes one wall-mounted full or twin-size bed platform, or a
retractable twin bunk bed set w/ an 8’ hanging closet. There are seven (7) windows in the
unit, the kitchen has one facing the rear outside yard, and one in the living room, the dining
area also has a window that faces the rear yard, the front entry also has a front-facing
window, and the Master Bedroom, Bedroom #2 each have a window, and the Family room
also has one.
c.        Living Areas: This unit has a full living room and coat closet by the front door.
d.        The Sapphire Standard Trim Package:
i.        Electrical: Pre-Wired w/ eighteen (18) double electrical outlets, eighteen (18)
lighting fixture locations, thirteen (13) wall switches, and 5 (5) pull-chain lighting-
fixtures.
ii.        Water: Water is plumbed to both the second floor half-bath, and the first floor half-
bath and to the kitchen sink on first floor;
iii.        Sewage: Drain and sewage is plumbed to both the second floor half-bath and the
first floor half-bath, and the first floor kitchen sink w/ garbage disposal;
iv.        Wall: Metal Walls sealed and primer paint, no wood furring strips or other wall
covering;
v.        Insulation: No insulation;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips;
vii.        Ceiling: No ceiling finish;
viii.        Interior Partitions: Interior partitions of a 2” x 4” construction unfinished, w/
occupants responsible for trim-out;
12.        Diamond Housing Unit:
a.        The Diamond Unit consists of six (6) 8’ x 20’ x 9.5’ cargo containers, three (3)
contiguous containers on the first level, and three (3) contiguous containers on the second
level. This four bedroom, plus den, and three half baths unit is designed to accommodate a
variety of family living arrangements comfortably and in style. The first level floor plan
includes a living room, a den / office, a half-bath, a dining room, a full kitchen, a hall coat
closet, and the largest fenced yard available in the rear of the unit w/ a GFI outlet and two
(2) exterior light fixtures. The second floor plan contains four spacious and well-appointed
bedrooms, two (2) half-baths, one large storage closet, and a linen closet. This model
provides for a spiral staircase to access the 2nd level
b.        Accommodations: The Master Bedroom includes one (1) wall-mounted, full-size bed
platform w/ a spacious 5’ x 5’ walk-in closet space and a private, attached half-bath.
Bedroom #2 allows one wall-mounted full or twin-sized bed platform, or up to two (2)
wall-mounted, retractable twin beds w/ a 4’ hanging closet with a 5’ window overlooking
the rear outside yard. Bedroom #3 includes one wall-mounted full or twin-size bed
platform, or a retractable twin bunk bed set w/ a 5’ hanging closet. Bedroom #4 includes
one wall-mounted full or twin-size bed platform, or a retractable twin bunk bed set w/ a 5’
hanging closet. There are nine (9) windows in the unit. On the lower level, the den / office
has one 4’ rear-facing window overlooking the outside yard, the kitchen has one 4’ window
rear-facing window with a view to the outside yard, and the dining room has one 4’ rear-
facing window next to the rear entrance door. The living room has one 4’ window front-
facing to the center corridor, the front entry area has one 4’ window facing the center
corridor, and there is another 4’ window at the spiral staircase facing the central corridor.
On the 2nd level, bedroom #2 has a 5’ rear-facing window overlooking the rear yard,
bedroom #3 also has a 5’ Window overlooking the rear yard, and bedroom #4 has another 5’
window rear-facing to the outside yard.
c.        Living Areas: This unit has a full living room and coat closet by the front door. Living
room could be expanded by removing the non-load bearing wall between the den and the
living room.
d.        The Diamond Standard Trim Package:
i.        Electrical: Pre-Wired w/ twenty-six (26) double electrical outlets, twenty-two
(22) lighting fixture locations, seventeen (17) wall switches, and 5 (5) pull-chain
lighting-fixtures.
ii.        Water: Water is plumbed to both of the second floor half-baths, and the first floor
half- bath as well as to the kitchen sink on first floor;
iii.        Sewage: Drain and sewage is plumbed to both the second floor half-baths, and the
first floor half-bath, as well as the first floor kitchen sink w/ garbage disposal;
iv.        Wall: Metal Walls sealed and primer paint, no wood furring strips or other wall
covering;
v.        Insulation: No insulation;
vi.        Floor: 5/8” plywood over 1” x 2” Furring Strips;
vii.        Ceiling: No ceiling finish;
viii.        Interior Partitions: Interior partitions of a 2” x 4” construction unfinished, w/
occupants responsible for trim-out;
B.        Dwelling Upgrade Packages:
1.        Standard Trim Package:
The Standard Trim Package is the basic trim décor configuration for each unit. The upgrade
packages increase the level of completeness of the dwelling units to accommodate each
resident’s level of building skill-sets, and willingness to commit time, money, and energy to
the construction process.
i.        Electrical: Pre-Wired with double electrical outlets, lighting fixture locations, wall
